Featured Homes
Here are some of the things I do to successfully market your home:
1. Web Publishing
- Publish the property on www.realtor.com, the "most-visited real estate web site in the USA". Ensure it is prominently exhibited as a "Featured Home" that increases visits four-fold.
- Publish the property on www.camoves.com, Coldwell Banker's web site.
- Publish the property on www.latimes.com to attract local buyers.
- Publish the property on www.finnermanhomes.com.
- Publish the property on its own website, such as www.338lawsonplace.com.
- Link to a virtual tour of the property from each website.
- Populate each site with high-resolution digital photos depicting the positive characteristics of the property.
2. MLS and Realtor Communications
- List the property on the appropriate Multiple Listing Service for its area
- List the property on reciprocal MLSs for maximum exposure
- Pitch the property at all meetings of Boards of Realtors to realtors that may have buyers looking for homes in the property's location.
- Send personal e-mails with pictures of the property to all local Coldwell Banker agents - 500 in all
3. Advertising
- Purchase weekly ads in the LA Times announcing Open Houses at the property
- Purchase Display ads in the LA Times featuring the property
- Purchase bi-weekly ads in the LA Time' pullout real estate section
- Purchase ads in appropriate periodicals that provide maximum exposure to targeted markets
4. Open Houses
- Every weekend that the house is on the market (subject to owner's wishes)
- For all realtors on Brokers' Open House days.
- Open House signs with bright yellow flags to attract attention; placed at all major intersections to direct potential buyers to the property
- Stage the property with flowers, snacks, refreshments and pleasant-smelling candles
- Guide owners on how to best prepare their home for quick sale
5. Brochures and other Sales Materials
- Professionally produce a glossy full-color brochure or flyer with complimentary pictures
- Write a description for all marketing media that accentuates the property's best attributes
- Distribute flyers to neighbors announcing the property's availability
- Work with the owner to write a personal history of the property and put it on websites and at open houses
